FSBO Scripts for Agents: 7 Proven Openers That Actually Book Appointments
Every FSBO has already been called by ten agents this week. The scripts below work because they don't sound like the other ten. Use them verbatim, or adapt to your voice — but keep the structure. Structure is what converts.
Why most FSBO scripts fail
Most agents lead with themselves — their brokerage, their years in the business, their marketing plan. FSBOs don't care. They care about one thing: net proceeds. Every script below leads with the seller's outcome, not your resume.
1. The "Buyer" Opener
"Hi {name}, I saw your home on {platform}. I'm not calling to list it — I actually work with buyers in {neighborhood}. Are you open to agents bringing a qualified buyer, or is this strictly by-owner?"
This bypasses the "no agents" wall because you're not pitching representation. 80% of FSBOs say yes to buyer agents. That opens the door to a real conversation.
2. The Price-Test Opener
"Quick question — how did you land on {list price}? I ask because two homes in your zip closed above ask last month and I want to make sure you're not leaving money on the table."
You've just given the seller a reason to keep talking: the possibility they under-priced. Now you're a market expert, not a solicitor.
3. The Timeline Opener
"What's the timeline? Are you needing to be out by a certain date, or is this more of a 'right price, right time' situation?"
Timeline questions reveal motivation. A seller with a hard deadline is 4× more likely to hire an agent within 30 days than a curious FSBO.
4. The Objection Handler: "I don't want to pay commission"
"Totally fair. The average FSBO in {market} nets about 6% less than an agent-listed home even after commissions — that's the NAR data, not mine. Would it be worth 15 minutes to see the comps and decide for yourself?"
5. The Objection Handler: "I've already got it covered"
"Good — most sellers who succeed FSBO have a plan. Can I ask what your Plan B is if you're still on the market in 45 days? That's where I usually add the most value."
6. The Follow-Up (Day 7)
"Hey {name} — checking in. Two homes near you just went pending this week. Want me to send the details so you can pressure-test your price?"
Value first. Never "just checking in." Always bring a data point.
7. The Close
"Here's what I'd suggest: let me swing by Thursday at 5, walk the home, and give you a one-page pricing memo. If you love your price, keep going FSBO — no pitch. If the numbers change your mind, we talk. Fair?"
The "no pitch" promise is what gets you in the door. Once you're inside, your comps do the selling.
